Resting on the former site of a dilapidated commercial center, the new multi-use project designed by Martinez & Cutri, brings together the best of urban living and smart growth principles, according to

Tom Remensperger, president of Legacy Building Services. ?Morena Vista will bring retail and living spaces together and boasts the added benefit of an on-site trolley platform for easy work and play commutes,? he said.

With 163 apartments in a free-standing four-story structure over subterranean parking, the project will showcase an additional 22 two-story loft units in two three-story buildings with approximately 18,500 square feet of retail space below.

Residents will enjoy myriad recreational facilities including a private courtyard with an outdoor lap pool, spa and sun deck along with a clubhouse featuring a game room, state-of-the-art business center, gourmet teaching kitchen and dining room, a fully equipped fitness center and theater.

?We reached a milestone recently when we began wood framing on the loft units,? said Remensperger. ?Although construction is not quite at 50 percent yet, things are starting to take shape quickly and we can begin to see what an exciting facility this will be for residents -- with terrific shops and immediate transportation right outside their door.?

The Morena Vista mixed-use development is being built in four separate phases. Phase one, now complete, consisted of a new-surface public parking lot south of the trolley lines on Friars Road. Phase two, the relocation and remodeling of the existing trolley platform, is partially complete.

Phase three is now under way and encompasses the retail shops with loft units above. The subterranean garage for residents along with the apartment units will comprise phase four and are expected to be complete in the fall of next year.
