Throughout construction and planning, Legacy looks for ways to integrate green strategies into the project, thereby minimizing long term costs. We seek out passive solutions such as maximizing building orientation, incorporating daylighting and natural ventilation to improve building performance and indoor environmental quality.  We explore ways to incorporate energy-saving and energy-generating systems such as underfloor-air, photo-voltaic panels, geo-thermal wells, and right-sized HVAC equipment when appropriate.  It is important to us to assemble both design and subcontractor teams that live and breathe sustainable principles and know how sustainability responds to constrained operating budgets, long term cost savings, and environmental stewardship. Our process evaluates every material, system, and space in a building for performance, impact and durability.

In addition to LEED Certification/commissioning services and our use of educated design/subcontractor teams, Legacy pays close attention to the environmental impacts of material transport and net energy calculations. We attempt to utilize local materials wherever possible to decrease greenhouse emissions used in transport. We prequalify vendors to supply our projects based on their geographical radius and production process. This helps us to ensure that our projects are using the most sustainable materials whenever possible.  Our end goal is to provide our clients with projects that have the least impact on the natural environment.
